1. Reservation and payment

• A reservation is final after confirmation and (down) payment.

• The full rental amount must be paid before arrival, unless otherwise agreed.

• Any additional costs (such as a deposit or cleaning) are clearly stated in advance.

2. Minimum age

• The minimum age to book the property is 21 years.

• The main booker must be present throughout the entire stay.

3. Arrival and departure

• Check-in is possible from the agreed time.

• Check-out must take place no later than the agreed time.

• Deviations are only possible in consultation.

4. Use of the property

• The property may only be used by the number of people specified in the booking.

• Parties, events, and commercial activities are not allowed.

• Please handle the property and its contents with care.

5. Pets

• Dogs and other pets are not allowed in the property.

6. Smoking

• Smoking is not allowed in the property, including e-cigarettes.

• Smoking outside is allowed, provided windows and doors remain closed.

7. Peace and surroundings

• Please be mindful of the neighbors.

• Nuisance caused by noise, music, or behavior is not allowed.

8. Damage and deposit

• Any damage must be reported immediately.

• If applicable, damage or extra cleaning will be deducted from the deposit.

9. Liability

• The landlord is not liable for loss, theft, damage, or injury to persons or property during the stay.

• Stay and use of the property and facilities is at your own risk.

10. Cancellation by the tenant

• Cancellation must be made in writing.

• Any cancellation costs depend on the time of cancellation.

• We recommend taking out travel and cancellation insurance.

11. Cancellation by the landlord

• In case of force majeure or unforeseen circumstances, the landlord may cancel the reservation.

• In that case, the amount already paid will be fully refunded. Further claims are excluded.

12. Complaints

• Please report any complaints as soon as possible during your stay so that we can try to resolve them.

13. Non-compliance

• In case of non-compliance with these terms and house rules, we reserve the right to terminate the stay prematurely without a refund.

14. Applicable law

• These terms are governed by the law of the country where the holiday home is located.
